Our Foundation Wall Construction Process

Engineering & Design

Structural engineer (P.Eng) designs wall thickness, rebar spacing, and footing size based on soil bearing capacity and lateral earth pressure calculations. Engineering drawings are prepared and submitted for building permit application. This ensures the wall meets OBC structural requirements and will safely support the loads above.

Building Permit Application

Building permit is required for all foundation wall work in Ontario. DrySpace handles the complete permit application process, including submission of engineering drawings, site plans, and OBC compliance documentation. Typical processing time is 2-4 weeks depending on municipality workload.

Excavation

Excavate to footing depth - must be below frost line (4 feet in Toronto). Shore adjacent structures if close to property line or existing foundation. Install dewatering system if high water table is present. Remove all unsuitable soil and prepare base for footings.

Footing Pour

Strip footings are typically 20" wide x 8" deep for residential walls. Continuous rebar is placed in footing with vertical dowels that will tie into wall reinforcement. Footing must be level and square - accuracy here determines wall quality. Concrete cures 24-48 hours before wall construction begins.

Wall Construction

POURED: Set forms, place rebar cage, pour concrete, vibrate to consolidate and remove air pockets, strip forms after 24 hours. BLOCK: Lay block courses with Type S mortar, install rebar in cells vertically, place bond beams with horizontal rebar every 4th course, grout all cells. ICF: Stack interlocking foam forms, brace securely, pour concrete, vibrate.

Waterproofing Application

This is where DrySpace's waterproofing expertise makes the difference. We apply rubberized membrane (NOT just tar damp-proofing) to all exterior below-grade surfaces. Drainage board (dimpled membrane) is installed over waterproofing to protect it and channel water down to weeping tile. This is a permanent waterproofing system, not a temporary moisture barrier.

Drainage System Installation

Weeping tile (4" perforated pipe) is installed at footing level around entire perimeter. Filter fabric sock prevents clogging from sediment. Pipe is connected to sump pit or storm drain with positive slope for gravity drainage. Clear gravel backfill (3/4" stone) surrounds drain for water collection.

Backfill & Grading

Granular backfill (clear stone) is placed against wall for first 12 inches to facilitate drainage. Native soil backfill is compacted in 12-inch lifts to prevent settlement. Final grade is sloped away from wall at minimum 2% slope to direct surface water away from foundation.

Above-Grade Finishing

PARGING: Two coats of parging cement applied to exposed above-grade foundation for protection and appearance. CAPPING: Flashing or concrete cap on top of wall prevents water entry. SILL PLATE: Pressure-treated lumber anchored with J-bolts embedded in concrete for framing connection above.

Municipal Inspections

Three inspections required: 1) Footing inspection before pouring wall, 2) Pre-pour/pre-backfill inspection of wall reinforcement and waterproofing, 3) Final inspection after backfill and grading complete. DrySpace coordinates all inspection scheduling and ensures work meets inspector requirements.
