Foundation Moisture Control Services

Protect your foundation from moisture vapor and capillary water with professional moisture control. Required by NBC 9.13.2 for all below-grade construction, moisture control is your first line of defense against moisture infiltration, mold growth, and structural deterioration.

Where Required

  • All exterior foundation walls below grade

  • Concrete/masonry contacting earth

Application Standards

  • Grade level to top of footing
  • Minimum 1 L/m² coverage
  • Two-coat application
  • 6mm parging on masonry

Masonry Walls

  • 1. Apply 6mm parging coat below grade
  • 2. Cove parging at footing junction
  • 3. Fill all mortar joints flush
  • 4. Allow parging to cure 7 days

Concrete Walls

  • 1. Seal form tie holes with mortar
  • 2. Repair honeycombing
  • 3. Grind smooth projections
  • 4. Clean oil, dust, debris

Critical: Dampproofing cannot bridge gaps or pores. Proper surface preparation determines system effectiveness and longevity.

Floor-on-Ground Dampproofing

Under Slab Method

  • • 0.15mm (6 mil) polyethylene vapor barrier
  • • Overlap seams 100mm, seal with tape
  • • 100mm coarse granular base (capillary break)
  • • Max 10% passing 4mm sieve
  • • Protects during concrete pour

Above Slab Method

  • • Applied between slab and finish floor
  • • Rigid polystyrene insulation option
  • • Type S roll roofing alternative
  • • Easier retrofit application
  • • Combined thermal/moisture barrier

Exception: No dampproofing required for garage floors or if installed over 100mm+ of coarse clean granular fill (max 10% passing 4mm sieve).

When to Choose Dampproofing vs Waterproofing

Choose Dampproofing When:

  • ✓ No hydrostatic pressure present
  • ✓ Good surface drainage exists
  • ✓ Water table well below foundation
  • ✓ Soil drains well (sand/gravel)
  • ✓ Budget is a primary concern
  • ✓ NBC minimum compliance needed
